The Karnataka Industrial Areas Development Board (KIADB) plans to set up an industrial park in Sarjapur, Bangalore. Urban. The move comes after a few years of its absence from the city. The new park will be spread out on 647 acres over six villages. It will be at the border with the neighboring state of Tamil Nadu.
KIADB's new industrial park, however, conflicts with the government's plan of decongesting the city. It will counteract the government’s efforts to lessen the strain on the city’s infrastructure.
The board has approved setting up the park at its meeting on February 20. It will cover six villages between Attibele and Sarjapur. It has been reported that KIADB has sent preliminary notices for acquiring the land. These were sent one month after its approval.
The following villages in the Anekal Taluk of Sarjapur Hobi will make up the new park:
In its meeting, KIADB said that there is a lot of demand from industrialists to set up their operations here. The city does not have the land for it, though. The industrial parks that are over 3316 acres have run out of room. These parks are Jigani, Bommasandra, Attibele, Dommasandra Link Road, Electronic City, and Veerasandra.
The report of the board’s special land acquisition officer was presented in the meeting of the board. It notes that the villages are ideal for setting up an industrial park. It states that a majority of the land is vacant or agricultural. The area has not seen much development. The distance to the national highway is about 5 kilometers.
The Federation of Karnataka Chambers of Commerce and Industry (FKCCI) is happy with the plan. Its president, Ramesh Chandra Lahoti, said that the last industrial town by the KIADB in the city was Bagalur. He said these are needed as long as they have power, roads, and water.
According to a senior KIADB official, the farmers will be compensated according to the 2014 Act. This will be in keeping with the market rates and two to four times the guidance value. He said there will generally be no resistance from landowners. He added that the board would fund the acquisition by auctioning or allocating the vacant lands.
Some stakeholders are of the belief that setting up an industrial town is not a positive step. They questioned why the government needed to purchase land. They said the government had already changed a law, and industrialists can now buy land directly from farmers.
A source asked what the necessity is to destroy fertile land. They said the city’s outskirts are already struggling for water. They stated the claim of industrial land shortage is untrue, and the KIADB has been converting industrial land to residential. They say the least the board can do in the revised master plan is mark out some industrial zones.
